How does the free record work?
Sign up and your first record is on us. Pick any workflow — Move-In, Move-Out, Maintenance, or Lease Violation — and run it end-to-end at no cost. No credit card required to start.
When am I billed for per-record pricing?
You pay only when you launch a workflow. Move-In is $10, Move-Out is $15, Maintenance is $5, Lease Violation is $5. You'll see the price in the dashboard before you confirm, and you can pay per record with no monthly minimum.
What counts as a "record"?
One record is one workflow run. Launching a Move-Out Checkout for a unit, for example, is one record. If a tenant abandons their part, you can re-launch the same workflow within 30 days at no additional cost.
When does the $99 Unlimited plan make sense?
If you run more than about ten workflows a month across your portfolio, Unlimited pays for itself. It covers up to 100 properties and includes unlimited workflows of every type. If you turn units, file maintenance, or document violations frequently, it's the simpler choice.
Can I switch between per-record and Unlimited later?
Yes. Start per-record, switch to Unlimited the month you need it, switch back when things slow down. There's no contract and no penalty for moving between the two.
What's your refund policy?
If a workflow fails on our end or an email bounces, the record is automatically refunded. On Unlimited, cancel anytime and you won't be billed for the next month. We don't pro-rate mid-month, but you keep access through the period you've paid for.
Can I get an invoice for my owner / tax purposes?
Every workflow and every Unlimited renewal generates a clean invoice with the property attached. Export as PDF or pull a monthly summary from the dashboard.
