What's in the flow

Everything that should be in the move-in record, actually captured.

Most move-in checklists go in a binder. This one comes back as a finalized PDF with photos and a tenant signature.

Photos by room

Tenant uploads a baseline photo set on their phone, tagged by room. Timestamps and location metadata are preserved.

Condition notes

Pre-filled room checklist: walls, floors, fixtures, appliances. Tenant marks anything that isn't pristine. You see it before they sign.

Tenant-submitted issues

Anything the tenant flags becomes part of the record. You see what they noticed (and what they didn't) when the dispute comes later.

Keys & access handover

What if the tenant says everything looks perfect?

Even better. The record is the evidence. They signed off that the unit was in the documented condition. Disputes over wear later have a baseline to argue against.

Can the tenant complete it later, not on move-in day?

Yes. The flow stays open for 14 days after move-in. After that it auto-finalizes with whatever was captured, and you can add internal notes.

How does it connect to Move-Out Checkout?

When you launch the Move-Out flow, the move-in photos and condition notes pre-load alongside the new ones. The Deposit Builder uses both to itemize what changed.

Can I customize the per-room checklist?

Yes. Default checklists exist for studio, 1-bed, 2-bed, and short-term-furnished. You can add custom sections per property.

What if I do the walkthrough with them in person?

You can run the flow from your own phone instead of theirs. Same form, same PDF, same signature at the end.

How does pricing work?

$10 per move-in record, billed when you launch the flow. If the tenant abandons it, you can re-launch within 30 days at no additional cost. Your first record is free and no card is required. Running a lot of move-ins? The Unlimited plan is $99/month for up to 100 properties.
