DiscoveryMark is a property operations dashboard for independent landlords and small property managers. It turns the messy, scattered record-keeping around move-ins, move-outs, maintenance, and lease issues into structured records you can stand behind.
Why we built it
Most disputes between a landlord and a tenant come down to one question: what was actually documented? A deposit deduction, a repair that did or didn't happen, a lease violation that escalated — the person with the clear, dated, signed record almost always comes out ahead. The problem is that record usually lives in a phone's camera roll, a text thread, an email folder, and a memory. When it matters most, it's nowhere.
DiscoveryMark exists to fix that. Instead of asking landlords to be more organized, it gives them a workflow for each moment that matters — and produces a finished, timestamped PDF record at the end of it.
What it does
Each workflow walks you (and, when needed, your tenant) through exactly what to capture, then locks it into a record:
- Move-In Record — a room-by-room baseline, condition photos, and a tenant acknowledgment before keys change hands.
- Move-Out Checkout — the comparison inspection, deposit math, and a forwarding address, all in one packet.
- Maintenance Record — the issue, the work, receipts, and tenant confirmation, on one timeline.
- Lease Violation Record — the incident, the evidence, the notices sent, and the resolution.
Tenants get a passwordless link to submit their part — no account, no app to download. You finalize, and the PDF is the evidence for everything that comes after.

How we think about your data
