What if the tenant doesn't complete the checkout?

They get automatic reminders before the move-out date. If they still don't complete it, you can finalize the record on their behalf with notes. The audit trail shows that.

Does this replace a physical walkthrough?

No, it captures what the tenant submits and gives you a record. Many operators pair it with a same-day walkthrough; the photos and notes you take in person can be added to the record after.

Can I customize the checkout sections?

Yes. You can add, remove, or reorder sections per property type. A furnished short-term unit has different fields than a long-term unfurnished one.

How long do photos and records stay available?

For the life of your account. Records are exportable any time. You own the data.

Is this legally binding?

The digital signature meets US e-signature requirements for routine residential records. For contested deposits in specific jurisdictions, consult counsel. But the record itself is solid evidence.

How does pricing work?

$15 per move-out record, billed when you launch the flow. The deposit-deduction PDF is included; there is no add-on charge. If the tenant abandons the flow, you can re-launch within 30 days at no additional cost. Your first record is free and no card is required. The Unlimited plan is $99/month for up to 100 properties.
